Simulator Design Studios by Five Iron Golf has prepared the custom proposal below on behalf of Dr. Reish.

Please note, this proposal outlines the project scope and estimates for the elements of the project that are currently understood and documents the elements that are still to be determined or optional upgrades.

Additionally, the proposal below is broken down into 2 distinct sections:

Golf Simulator Environment

Simulator environment scope prepared from the currently understood equipment, installation, technology, and coordination requirements.

Summary
Current estimate for simulator equipment, installation labor, turf, screen, TrackMan package, base AV/display components, wall carpet/padding, coordination, and related simulator environment items.
In-scope
Includes AV installation labor, soft goods installation labor, SDS coordination, framing install, TrackMan launch monitor package, standard camera package, lighting, display/projector/computer package, screen/turf/transition materials, wall carpet/padding, and the base speaker line item.
Pending
Custom millwork items carry a $10K–$25K guidance range, and millwork installation remains pending until final scope, site conditions, and installer coordination are confirmed.
Optional Upgrades
Speaker upgrade (+$2K–$5K), camera upgrades (+$2K–$3K), wall padding upgrade (+$2K–$5K), AV upgrades (+$2K–$8K), and 4K projector upgrade (+$2K) are not included unless selected later.

Separate SDS Design Team scope for design direction, sourcing guidance, specifications, and client collaboration.

Includes simulator space and overall design direction, mood board and palette direction, wall paneling design direction, custom bar and built-in design direction, lighting direction, lounge furnishings sourcing, powder room direction, specifications, and client collaboration.
Pending
Furnishings and finishes are excluded from the design fee and are estimated at approximately $35K–$75K depending on final selections and level of customization. This guidance does not include millwork, flooring, or simulator wall paneling.
Optional Upgrades
No optional Interior Design upgrades are included in the current estimate. Any added design scope, procurement support, or expanded services would need to be requested and priced separately.

The design direction shown in the attached reference materials points toward a tailored private-club environment: dark paneling, warm wood, deep green, leather, plaid textile references, and a lounge/bar layout that supports both golf and hospitality.
